Greater Boston Home Team FAQ

Clear answers about who we are, how we work, and how our representation benefits buyers or sellers.

What is Greater Boston Home Team?

Greater Boston Home Team® is an independent, award-winning local real estate brokerage with deep valuation expertise and worldwide reach. Through Exclusive Client Representation, our brokerage represents either the buyer or the seller in their transaction, never the opposing side.

We provide concierge-level service to buyers or sellers in Boston and across Greater Boston's suburban communities, and assist relocation clients across North America. We are high-touch, high-tech, and highly interactive with our clients. Today, over 95% of our business comes from repeat clients and referrals.

The practical benefit: Our business is based on transparency and trust, without high-pressure sales or quotas. Whether deciding where and what to buy, how and when to sell, or evaluating pricing, marketing strategies, terms and other important decisions along the way, we provide unbiased guidance to help our clients understand and compare their options. Clients return to us and refer their families and friends because we make their transitions easier by providing experienced perspective, 100% loyalty, and support that often continues for years after a transaction.

How long has Greater Boston Home Team been in business?

Greater Boston Home Team was founded in 1997 by Sam Schneiderman.

Sam is a Massachusetts-licensed real estate broker, a former Massachusetts-licensed real estate appraiser, and the former President of the Massachusetts Association of Buyer Agents.

The practical benefit: Real estate decisions often involve value, risk, timing, negotiation, and judgment. Experience matters because many important issues are not obvious from online listings, automated valuations, or surface-level market data.

What kinds of clients do you work with?

We work with first-time buyers, move-up buyers, luxury buyers, sellers, seniors, investors, and people navigating life transitions.

Our role is to provide clear guidance, careful analysis, and steady advice so clients can make well-informed decisions with confidence.

What this means for you: Different clients need different kinds of guidance. A first-time buyer may need education and reassurance. A seller may need preparation and pricing strategy. A senior may need a more careful transition plan. An investor may need a sharper look at risk and numbers.

Does Greater Boston Home Team offer services for seniors?

Yes. One call to Greater Boston Home Team can be enough to get the transition started. Depending on what you need, we can assemble a team of trusted senior move specialists, qualified Senior Move Managers®, attorneys, movers and other professionals, coordinate with professionals you already have in place, or simply handle the real estate portion of the move.

Services can include organizing, packing, moving, unpacking and getting settled into the new home. Learn more on our Senior Moves page.

Practical benefit: Greater Boston Home Team can serve as the central point of contact for the real estate transition, helping keep the home sale, move and other professional services coordinated so seniors and their families do not have to manage all of the pieces themselves

What is your approach?

Our approach is simple:

Real perspective. Clear answers. Straightforward guidance.

We help clients understand the market, evaluate risk, and make decisions without pressure.

The practical benefit: Real estate can move quickly, but rushed decisions can be costly. Our goal is to help you slow the process down enough to understand your options clearly, while still moving effectively when the right opportunity appears.

Where do you work?

We serve urban and suburban buyers and sellers in Boston and across the Greater Boston area, including more than 40 Greater Boston communities.

What this means for you: Greater Boston is not one market. Pricing, demand, property condition, resale concerns, school districts, transportation, housing style, and buyer behavior can vary significantly from town to town and neighborhood to neighborhood.

Are you a franchise?

No. Greater Boston Home Team is an independent local brokerage.

We are not part of a national franchise, and we are not affiliated with any similarly named real estate team or brokerage.

The practical benefit: As an independent brokerage, our advice, systems, relationships, and client service are built around our own standards rather than a national franchise model. Clients work directly with a local team with deep roots throughout Greater Boston's communities.

What does “Single Party Real Estate Brokerage” mean?

It means our brokerage represents buyers or sellers, but never both in the same transaction.

This gives our clients the added assurance of our agents’ undivided loyalty at all times. We never negotiate against you, preserving all of your rights and options throughout your entire transaction.

What this means for you: Whether you are buying or selling, you should not have to wonder whether your brokerage is also helping the other side. Our structure keeps our advice, strategy, and negotiations aligned with you.

Do you represent both buyers and sellers?

Yes — but not in the same transaction.

We represent buyers in some transactions and sellers in others, but our brokerage does not represent both sides of the same deal. Buyers receive the same protections as working with an exclusive buyer’s agent, and sellers receive the same protections as exclusive seller representation.

How buyers benefit: Buyers can ask hard questions about value, condition, risk, resale, inspections, financing, and negotiation strategy without concern that our brokerage also owes duties to the seller.

How sellers benefit: Sellers can discuss pricing, preparation, marketing, negotiation strategy, buyer weaknesses, inspection issues, and offer terms without concern that our brokerage is also assisting the buyer.

Do you practice dual agency?

No. Greater Boston Home Team does not practice dual agency.

We believe clients deserve clear, loyal, and fully aligned representation. That means we never ask one client to accept reduced loyalty so we can represent both sides of the same transaction.

The practical benefit: Buyers and sellers get direct advice without the built-in limits that can come with dual agency. We can discuss value, risk, terms, strategy, and negotiation concerns with our client’s interests clearly first.

Do you practice designated agency?

No. Greater Boston Home Team does not practice designated agency.

Our Single Party Representation model is applied at the brokerage level, not just the individual-agent level. Our brokerage represents one side of the transaction only.

Why this matters: In designated agency, two agents in the same brokerage may represent opposite sides of the same transaction. We avoid that structure because we believe clients are better served when the brokerage itself is aligned with only one side.

Why does this matter to buyers?

Buying a home or condo involves more than finding a property. Buyers need objective advice about price, condition, resale risk, neighborhood factors, financing, inspections, negotiations, and contract terms.

When we represent buyers, our guidance is aligned only with the buyer’s interests.

How buyers benefit: You get advice focused on helping you make a sound decision, not just winning the deal. We help you understand what is worth pursuing, what may be overpriced, what risks may affect resale, and when it may be better to walk away.

Why does this matter to sellers?

Selling a home requires pricing strategy, preparation, marketing, negotiation, risk management, and careful handling of buyer questions and contingencies.

When we represent sellers, our guidance is aligned only with the seller’s interests.

How sellers benefit: You get advice designed to help protect your equity, reduce avoidable risk, and position your property effectively. We help you evaluate preparation, pricing, timing, buyer strength, offer terms, inspection issues, and negotiation strategy.

How do most clients find you?

Most of our business comes through referrals from past clients, friends, attorneys, financial advisors, and other trusted professionals.

Today, over 95% of our business comes by referral.

Why this matters: A referral-based business depends on long-term trust. We are not focused on one transaction. We want clients to feel comfortable referring us to people they care about years after their own closing.

How can I talk with someone at Greater Boston Home Team?

If you’d like to grab a beverage and have a relaxed phone or Zoom chat about home buying, selling, or whether a move might make sense for you, feel free to reserve a time that’s convenient for you at TimeWithSam.com.

No pressure. Just a conversation.

Important:

Real estate decisions are personal, financial, and sometimes emotional. Our goal is to help you understand your options clearly before you make a decision. If you have questions about buying, selling, representation, or the Greater Boston market, we are always glad to talk.

"Greater Boston Home Team is exceptional in every way… very hands on, high touch and efficient… giving me the pros and cons… they organized and managed the entire process… they know the real estate market and provide extraordinary service and support."
