Consulting for a buyer is a surprisingly cost effective arrangement
which can occur when a buyer has already located a property
For Sale By Owner or by other means and wants professional advice
regarding the home's true value, condition, marketability, financing,
negotiating, offer preparation or choosing the most qualified
and effective "buying partners".
Buyers that are already working with other agents have also
hired us as consultants to give them second opinions about a
home's value or advise them about agency issues, contingencies
and other issues that are beyond the scope of their current
agent's experience or expertise.
It is important to note that Buyer-Clients that have chosen
full service buyer brokerage can automatically receive all of
these services as part their package at no additional cost to

Consulting for a seller works well when the seller can devote
the time, money and energy required to market their home, but

agents have hired us as consultants to advise them about values,

current agent's experience or expertise.

Lenders:
Consulting for lenders is often provided regarding pre or post
foreclosure questions about a property's value, repair costs
and marketability. Often, this requires providing several values
for the same property: as-is, as repaired, quick sale and normal
marketing time. Estimates of repair costs and an analysis of
which repairs would yield the greatest rewards at sale can also
be a part of consulting assignments for lenders.
Developers:
Consulting for a developer or homeowner considering condo conversion
can be utilized to estimate profits and cash flow, build development
teams, create timelines, validate projections of sale price
and marketing time and project absorption rates for larger developments.
Design review, for the purpose of maximizing value and marketability
