As condo conversion consultants we can estimate costs, profits, and cash flow.
We can help assemble and oversee renovation teams, create timelines, validate projections of the sale price, condo budgets and market timing.
Design review is often a critical part of the condo conversion process in order to maximize marketability and final sales price.
We consult with homeowners regarding potential property sales, the feasibility of additions or renovations, zoning issues, feasibility of refinancing, and design implications, among other considerations.
Upon request, we can also include these services to our full service buyer-clients when they are considering a property that needs renovation or a possible addition.
We offer consulting for sellers who are selling to family members or sellers that can devote the time, money, and energy required to market their home, but need additional expertise to help price, market, or prepare their home for the market.
Consulting is also an option for sellers that already have agents and need advice about values, contracts, or other issues that are beyond the scope of their current agent’s experience or expertise.
Full-service Seller-Clients receive all of these services at no additional cost to their marketing and listing package.
Consulting for buyers is a great option for buyers that have located a property to buy and want professional advice regarding its true value, condition, marketability, financing, negotiating, offer preparation, or choosing the most qualified and effective “buying partners”.
Buyers that are already working with other agents have hired us as consultants to give them a second opinion about property values or advise them about agency issues, contingencies, and other items that are beyond the scope of their current agent’s experience or expertise.
Full-service Buyer-Clients receive all of these services at no additional cost to their home’s purchase price.
We consult with lenders to answer their questions about a property’s value, repair costs, and marketability, before and/or after foreclosure. This often requires providing several values for the same property: as-is, as repaired, quick sale, and normal marketing time.
Estimates of repair costs and an analysis of which repairs would yield the greatest rewards can also be a part of consulting assignments for lenders and developers.
This was a service that our principal broker provided to FreddieMac and other lenders during the financial crisis of the early 1990s.
As consultants for a developer we can estimate costs, profits, and cash flow.
We can help build development teams, create timelines, validate projections of the sale price, and discuss market timing.
Design review is often a critical part of the consulting process in order to maximize marketability and final sales price.
